What the check can read.
Seven documents, one file.
A file is up to seven PDFs: purchase contract, commitment, deed, closing disclosure, payoff letter, estoppel, lender closing instructions. Each upload is identified by type on the way in. Anything the check is not confident about comes back to your reviewer to confirm before the comparisons run.
Text, not pictures.
The check reads a PDF's text layer. A page with no text layer — a scan, a photograph, a print-and-rescan — is refused at upload and nothing from it is stored. This is not a limit we are working around quietly: the same pass that reads the text is the pass that looks for content this tool must never hold, and on an image it can read neither. A document we cannot read is a document we will not pretend to have checked.
What to send instead.
Export the native PDF from the system that produced the document rather than printing and scanning it. Where the only copy of an instrument is a scan, it stays out of the file, and the requirement it would have satisfied is reported as outstanding rather than cleared.
Anonymized first.
Files arrive anonymized. The refusal pass is a backstop to your own redaction, never a substitute for it.
