Questions agencies ask.
What does the check compare?
Seven comparisons. Payoff currency against the disbursement date. Legal description across commitment and deed. Vesting across contract, deed and closing disclosure. Schedule B-I requirements. Lender conditions. Estoppel validity against the closing date. And everything still outstanding, as one summary.
Which documents does it read?
Up to seven PDFs for one file: purchase contract, commitment, deed, closing disclosure, payoff letter, estoppel, lender closing instructions.
Does it decide anything?
No. Every status is set by a rule in code, and nothing reaches a clearance review until your reviewer approves it. It never touches wires, funds, identity decisions or title judgment.
How do I know a finding is real?
Every value the check reads carries the page it came from and the exact words on that page. The code then searches that page for those words. If they are not there, the value is marked unverified and no comparison uses it.
What happens to a requirement that only asks for money?
It is marked not applicable rather than guessed at. A premium or a delinquent tax is settled at closing, not proved by a document in the file.
Will a payoff letter clear a requirement for a recorded release?
No. A payoff statement names the mortgage and the amount and says the release will follow. The check will not accept it as proof the release happened.
Does it connect to our production system?
No. There is no integration, no sync and no write-back. Your reviewer uploads the documents, and the results stay in the tool.
Where do our documents go?
Into one US-hosted environment for one engagement, and out of it at the end. The full account is on our data handling page.
Can it read scanned documents?
No. The check reads a PDF's text layer, and a page without one is refused, because the scan that looks for content we must never store cannot read it either.
How do we know it works on our files?
Your reviewer marks the same file by hand, without seeing what the check found, and the check is scored against that list. That test is agreed in writing before the work starts.
What does it cost?
The proof is quoted per engagement, on the call.
Clearance Check runs as a one-week proof on one anonymized file of yours, against an acceptance test agreed in writing before the work starts — refunded in full if the proof cannot pass that test after one cure window of up to five business days.
